Long Term Renters: Applying for Park Access Process
 
Park Access process for eligible long-term tenants: 
 
Tenants for Short term rentals DO NOT have access to the park ramp and facilities. Short term is defined as one year or less. 
Homeowners who wish to extend their park privileges to a long-term tenant (One year minimum) must notify the Board of their intention via an email with a copy of the lease attached. The homeowner assumes responsibility for any damage caused by their tenants or tenants' guest.  The   tenants are subject to the park rules and must follow the principles outlined in section 4 of HOA regulations amendment. 
 
Arrangements for Park Orientation and the issuance of a key FOB are held by appointment only.  Orientations are held on a Saturday morning starting at 8:00 AM no later than 10 AM. Appointments can be requested by sending an email to hoa@gttshoa.com with a request to set a registration/orientation meeting. Please allow for 72 hours turn around for a response. Request received after Wednesday are made for the following Saturday.   The tenants is responsible for paying an annual fee for access privileges at the orientation meeting equivalent to homeowner's dues. 

STEPS
1. Provide HOA a copy of long-term lease with all household members listed. Send to Email hoa@gttshoa.com 
2. Tenants Register on HOA website as " Tenants - Non Owner ". Registration tab is on upper left corner on the website front page.
3. Tenants Sign the HOA agreement form and agree to follow park rules.
4. Pay fee. for access. FOB is good for the Term of their one-year lease. FOBs are Renewable annually for tenants that renew their lease and are in good standing. An updated lease contract must be provided. Leases that continue on a month-to-month bases do not qualify for continued access or a new FOB. FOB is deactivated on the lease expiration date.
Any violation of HOA rules can result in revocation of park privileges resulting in the FOB being disconnected.
Homeowner/ landlord are responsible for ensuring registration and any tenants actions that result in incidental damages of any part of park facilities that incur cost will be billed the homeowner.
HOA does not issue parking pass to tenants. Homeowners may provide their household parking pass to their tenant at their own risk. Parking Passes are not replaced if lost and are renewed once a year for members in good standing.
