All homeowners are required to pay the Gateway to the Sea HOA annual membership dues. Real estate sales transactions need a certified estoppel letter to confirm that current homeowners are in good standing before closing on a sale. This letter comes with administrative fees. Properties in good standing will have a reasonable processing fee from HOA agents, while those past due or with a lien will incur extra attorney fees and costs. All fees are collected at closing and should appear on the closing statement. Payments should be made to the offices of Victor Rones. Annual dues invoices are typically sent at the end of November, with payment due January 1 of the new year. No other notices will be sent, so timely payment is critical to avoid additional costs. Liens will be filed ninety days after the past due date as part of the collection process. Current homeowners must transfer parking permits to new owners. New key FOBs for park access will be issued after new owners complete registration on the website. Lost keys have a $100 replacement fee, and lost parking permits will not be replaced until the following year. Parking in the park without a valid pass is prohibited, so secure your passes and key FOBs to avoid issues. Members in good standing have access to the Common Area (the Park) under the Supplemental Regulations, Public Record Bk#2978 - Pg#830. Short-term renters (less than six months) are not allowed access to the Private Homeowners Park Facilities. Homeowners who give unauthorized access to guests or tenants are in violation.
