  • All member-homeowners must pay the Gateway to the Sea HOA annual dues of $550. Vacant lots are not included in or bound by HOA bylaws. Real estate transactions require a certified estoppel letter, issued by GTTSHOA’s agent, Victor Rones, ESQ. (305-945-6522). Contact his office for all real estate closing matters, property status confirmation, estoppel letters, and instructions for new member registration. New homeowners must be registered with the HOA before using park facilities. Properties in good standing will be charged a reasonable processing fee for the HOA agent’s services, while delinquent properties may face additional costs to restore good standing. All outstanding fees will be collected at closing and noted on the closing statement, with payments sent to Victor Rones’ office. Annual dues invoices are usually sent in November and are due January 1 of the following year, with no further notices sent, so timely payment is important to avoid extra charges. Existing homeowners are responsible for transferring parking permits. New FOBs for GTTSHOA Park access are distributed by appointment only, and lost keys cost $100 to replace. No parking is allowed in the park without a displayed permit, and lost permits will not be replaced until the next year. Members in good standing may use the Common Area (aka the Park) according to its Supplemental Regulations (Public Record Bk#2978 - Pg#830). Visitors in short-term rentals (less than 6 months), such as Airbnb, are not allowed park access. Homeowners with long-term tenants who wish to extend privileges must follow the tenant registration process posted in the members’ message center.
