- All member-homeowners are subject to Gateway to the Sea HOA annual membership dues of $550. Vacant Lots are not part of nor subject to HOA By Laws.
- Real Estate transactions require a certified Estoppel letter. The estoppel letter are issued by GTTSHOA’s agent Victor Rones, ESQ. 305-945-6522. Please refer to his office on all real estate closing matters. His office is responsible for confirming property status and issuing estoppel letters. Including instructions for new members registration process. New homeowner must be registered with the HOA before accessing the park facilities .
- Properties in good standing will receive a reasonable processing fee from the HOA agent’s services . Delinquent properties are subject to additional cost to restore good standing. All outstanding fees will be collected at closing and should be reflected on the closing statement. Payments should be made to the offices of Victor Rones.
- Invoices for the up coming Annual dues are typically sent out in November and payment are due on the 1st of January of the new year. No other notices will be sent. Timely compliance is critical to avoid additional cost.
- Existing homeowners are responsible for transferring the parking permit. The distribution of new FOBS for GTTSHOA Park Access is by scheduled appointment on a SATURDAY morning between 8 and 10 AM. Lost keys will have a charge to be replaced. There is No parking in the Park without a displayed Parking pass. There are no replacement for a lost parking permit until the following year.
- Members in good standing will have access privilege to the Common Area subject to the Supplemental Regulations to the Common Area- A.K.A. Park. Public Record Bk#2978 - Pg#830.
- Visitors renting vacation rental properties on a short term bases (less than one year lease) DO NOT have access to Private Park Facilities. I.e. RB&B. Home owners that have long term lease tenants who want to extend privileges must follow the tenant registration process posted on the members message center. Tenants who are granted park privileges will be subject to equivalent homeowners dues.
- Park is closed to public use. NO commercial use of the Park facilities allowed. i.e. charter boat, vacation rental access.
